Under Spain’s Royal Decree 186/2023, you can now access a large catamaran in ways that did not exist before. Nowtica Share explores two legal structures designed to make the most of it: one in which ownership — down payment and costs — is shared among a few, and one in which your boat can generate charter income in peak season. Mooring, insurance, maintenance and financing are accounted for from day one, with clear figures and Spanish regulations on your side. We lay them out without dressing up.

The owner-charter legal framework, in plain terms
What Temporary Change requires — and what we take care of.
Putting a List 7 boat into charter is not improvised. The law sets clear limits; Nowtica knows them and handles them for you.
Time limit
Commercial use is authorised for a maximum of three months (consecutive or not) per calendar year. The rest of the year, the boat is entirely yours.
Mandatory company management
It cannot be chartered as a private individual: operation is run by an authorised nautical leasing company. That is where Nowtica steps in.
Maritime Authority formalities
A prior note on the registry record sheet and the vessel’s despatch for charter activity. Paperwork we handle.
Insurance & inspections
ITB up to date, compulsory third-party liability insurance and passenger accident cover. No gaps.
Professional skipper
If a trip includes a skipper, they must be a professional engaged by the managing company. Qualified crew, always.
Shared fractional ownership · Community of Property
Share the ownership, not the dream.
If you do not need a whole boat, the Fractional mode splits a Lagoon between four and six co-owners under a Community of Property — an agile, tax-transparent figure: each co-owner declares their share in their own income tax, without the rigidity of a company. Each gets guaranteed weeks of use, summer included, at a fraction of the cost. The honest caveat: towards third parties liability is joint and several, so the agreement between co-owners is drafted with care — and we help you with it. Frequently asked questions
Does the charter pay for my boat?
No, and we will not sell it that way. Charter can cover part of the loan payment and offset costs; we always present it conditionally. The real value is the saving versus an idle boat, plus your use the rest of the year.
What is a Community of Property?
It is the structure behind Fractional: several co-owners share one Lagoon. It is agile and tax-transparent (each declares their share in their own income tax) and lets owners join and leave with less rigidity than a company. Its trade-off is joint and several liability, which is bounded by a sound agreement between co-owners.
Why do I pay full VAT and IEDMT?
Because List 7 with Temporary Change (Owner Charter mode) is the structure that protects you legally without optimisations exposed to reclassification. It costs more upfront; in return, you sleep soundly. And there is a deeper point: it makes no sense to skip the taxes if the price is not being able to use the boat personally — which is exactly what purely commercial exemptions impose. Here you pay in full, but the catamaran is yours and you enjoy it the rest of the year.
Can I use the boat in summer?
In Owner Charter, the boat would be on charter from 15 June to 15 September; the rest of the year is entirely yours. If you want guaranteed summer weeks, the Fractional mode fits better.
